The short answer

There is no single best west Fort Worth neighborhood, only the best match for your budget, the age of house you want and your drive. On October 27, 2026, median asking prices ran from $317,250 in 76116 (Ridglea, Ridgmar, Western Hills) to $582,250 in 76126 (Benbrook, Montserrat, Ventana), with 76114 ($320,000) and 76108 ($327,000) close to the low end and the older close-in ZIPs, 76107 and 76109, at $440,000 and $557,470 (asking prices of active listings, NTREIS MLS).

For the shortest drive, 76107 (Arlington Heights, Monticello, Westover Hills) is about 7 to 11 minutes from downtown; for the newest houses, 76126 has a median year built of 2021.

Close in: 76107, 76109 and 76114

These three ZIPs sit closest to downtown and hold the west side’s oldest housing: each has a median year built between 1958 and 1960. Market figures in this section and the next two are asking prices of active listings, NTREIS MLS, as of October 27, 2026, and each ZIP’s numbers include every mailing city inside it.

76107: Arlington Heights, Monticello, Westover Hills

The City of Fort Worth’s neighborhood map puts Arlington Heights, Monticello, the Crestline area, Linwood, Sunset Heights, North Hi Mount and Montgomery Plaza in 76107, along with the separate Town of Westover Hills. Arlington Heights was platted in 1890, stalled after the panic of 1893, and filled in only after Camp Bowie brought water, sewer and power lines in 1917; the city’s preservation office calls the 1920s and 1930s its successful development era, with Arts and Crafts bungalows and English Cottage houses on blocks like Hillcrest. Westover Hills, a hilly, wooded area to the northwest, was developed from the late 1920s and incorporated as its own town in 1937.

  • The market: 187 homes for sale at a median asking price of $440,000 and $273 per square foot, the highest per-foot price of the seven ZIPs. Median year built 1958; median 47 days on market.
  • Schools: Fort Worth ISD, Westover Hills included. TEA rated the district C (77) for 2026.
  • The drive: about 3 to 6 miles and 7 to 11 minutes to downtown with no traffic.

76109: Tanglewood, Westcliff, Bluebonnet Hills, Overton Park

Tanglewood, Westcliff and Westcliff West, Bluebonnet Hills, Overton Park, Overton Woods, University Place, Colonial Hills and Park Hill Place all fall in 76109 on the city’s map, and a few addresses carry a Benbrook mailing city. Historic Fort Worth describes Tanglewood as a 1950s neighborhood of midcentury modern and ranch houses, and added it to its Most Endangered Places list in 2013 as teardowns gave way to larger new homes. Expect original houses and recent rebuilds in the same search.

  • The market: 97 homes for sale at a median asking price of $557,470 and $256 per square foot. Median year built 1958; median 55 days on market.
  • Schools: Fort Worth ISD, C (77) for 2026, for nearly all of the ZIP; a sliver is in Crowley ISD, B (80).
  • The drive: about 5 to 8 miles and 11 to 15 minutes.

76114: River Oaks, Westworth Village, Sansom Park

Three small cities fill much of 76114: all of River Oaks and nearly all of Westworth Village and Sansom Park, by Census boundaries. On the Fort Worth side, the city’s map lists Burton Hill Trinity Trails, North Beverly Hills, the River District, Indian Creek and Rivercrest Bluffs. River Oaks voted to incorporate in 1941 and says most of its housing went up in the late 1940s, when it grew as a bedroom community for what became Carswell Air Force Base, now Naval Air Station Fort Worth Joint Reserve Base.

  • The market: 80 homes for sale at a median asking price of $320,000 and $215 per square foot. Median year built 1960; median 32 days on market, the shortest of the seven.
  • Schools: split four ways. Castleberry ISD, B (88), covers about 56% of the ZIP’s land, including River Oaks and most of Sansom Park; Fort Worth ISD, C (77), about 32%, including most of Westworth Village; White Settlement ISD and Lake Worth ISD the rest.
  • The drive: about 5 to 6 miles and 10 to 12 minutes.
Section two

The middle ring: 76116 and 76132

One ring out, 76116 has the lowest median asking price of the seven ZIPs, and 76132 is the only one with a median year built in the 1980s.

76116: Ridglea, Ridgmar, Western Hills

76116 holds the Ridglea neighborhoods along Camp Bowie Boulevard, Ridgmar and Western Hills North, plus part of Benbrook. The National Park Service nomination for the Ridglea Theater describes Ridglea as predominantly Ranch and Modern style houses built between the 1940s and 1960s, and the city credits the Leonards as the developers of the Ridgmar Addition. The ZIP is broad on price: 35 of its 118 listings (30%) asked under $250,000, 11 asked $750,000 or more, and 13 were condos.

  • The market: 118 homes for sale at a median asking price of $317,250 and $192 per square foot, with asking prices from $52,300 to $2,999,000. Median year built 1962; median 58.5 days on market.
  • Schools: Fort Worth ISD, C (77), for nearly all of it; a small piece is in White Settlement ISD, C (75).
  • The drive: about 6 to 9 miles and 10 to 15 minutes.

76132: Mira Vista, Meadows West, Vista Ridge

The city’s map lists Meadows West, Vista Ridge, Hulen Bend Estates, Quail Ridge Estates, the Bellaire subdivisions, Briercliff Estates and Park Palisades in 76132, most of them registered with the city as homeowners associations, and the Census geocoder places Mira Vista’s streets here too. Mira Vista is built around a country club course designed by Tom Weiskopf and Jay Morrish in 1987. Part of Benbrook is in the ZIP as well.

  • The market: 53 homes for sale, the fewest of the seven, at a median asking price of $399,000 and $200 per square foot. Median year built 1986; median 62 days on market, the longest of the seven.
  • Schools: Crowley ISD, B (80), covers about 63% of the ZIP’s land, including Mira Vista and Quail Ridge Estates; Fort Worth ISD, C (77), covers the rest, including Meadows West.
  • The drive: about 9 to 11 miles and 16 to 18 minutes.
Section three

The newer edge: 76126 and 76108

The two largest ZIPs reach into Parker County, hold most of the west side’s newer houses, and are each split among four or more school districts.

76126: Benbrook, Montserrat, Ventana

About 80% of the City of Benbrook’s land is in 76126, and the City of Fort Worth’s neighborhood map adds Montserrat, Ventana, Markum Ranch and Skyline Ranch. About a quarter of the ZIP’s land is in Parker County and about a third is in Aledo ISD, and some listings here carry an Aledo mailing address. Ventana debuted in November 2017 with floor plans from 1,839 to 3,068 square feet.

  • The market: 180 homes for sale at a median asking price of $582,250, the highest of the seven, and $219 per square foot. Median year built 2021, the newest; median 41 days on market.
  • Schools: split five ways by land area. Fort Worth ISD, C (77), about 52%, including most of Benbrook, Montserrat and Ventana; Aledo ISD, A (92), about 32%; Godley ISD, C (77), about 12%; and slivers of Crowley and Granbury ISD.
  • The drive: about 11 to 16 miles and 18 to 24 minutes.

76108: White Settlement, Chapel Creek, Lakeside

About 91% of the City of White Settlement is in 76108, along with a third of the Town of Lakeside and Fort Worth neighborhoods including Chapel Creek, the Highlands at Chapel Creek, Silver Ridge, Lake Vista and Tejas Trail. White Settlement incorporated on May 24, 1941, next to the new Consolidated Aircraft Corporation plant, and grew rapidly during World War II. The ZIP as a whole skews newer, though, with a median year built of 2012, and about 27% of its land is in Parker County.

  • The market: 259 homes for sale, the most of the seven, at a median asking price of $327,000 and $182 per square foot, the lowest per-foot price. Median year built 2012; median 46 days on market.
  • Schools: White Settlement ISD, C (75), about 51% of the ZIP’s land; Aledo ISD, A (92), about 24%; Fort Worth ISD, C (77), about 13%, including Chapel Creek; Azle ISD, C (78), about 12%, including most of Lakeside.
  • The drive: about 10 to 12 miles and 17 to 20 minutes from White Settlement, Chapel Creek and Lakeside. From the ZIP’s center point, farther west, it is about 16 miles and 30 minutes.

One name you will not find in these seven: Walsh, the master-planned community whose Aledo ISD elementary school has a Fort Worth address in ZIP 76008. It is covered on our Aledo ISD page.

Section five

How to choose

“Best” is a match, not a ranking. Sort the seven ZIPs by the three things that actually separate them, then check the two things a ZIP code cannot tell you.

Start with the budget

  • Around $320,000: 76116, 76114 and 76108. 76108 has the most to choose from and the lowest price per square foot; 76114 has the shortest drive and the fastest-moving listings; 76116 has the widest spread, from condos to houses asking $750,000 or more.
  • About $400,000 to $450,000: 76132 ($399,000) and 76107 ($440,000). The difference is age and distance: the median 76132 house is from 1986 and about 9 to 11 miles out, while the median 76107 house is from 1958, 3 to 6 miles out, at $273 a foot.
  • $550,000 and up: 76109 ($557,470) and 76126 ($582,250). Similar money, very different houses: a 1950s ranch or a rebuild in 76109, or a house built in the last few years farther out in 76126.

Then decide how old a house you want

In 76107, 76109, 76114 and 76116 the median house for sale was built between 1958 and 1962, so plan on an inspection that looks hard at the foundation, the main drain line, the electrical panel and the roof. 76132, at 1986, sits in between. In 76126 (median 2021) and 76108 (median 2012), many listings are new or nearly new; if a community is in a water district or public improvement district, Texas law requires the seller to tell you in writing, and either one adds to the yearly bill.

Then time the drive

  • Under 15 minutes to downtown: most of 76107, 76109, 76114 and 76116.
  • 15 to 20 minutes: 76132, Benbrook, White Settlement, Chapel Creek and Montserrat.
  • 20 to 25 minutes: Lakeside, plus Ventana and Markum Ranch in 76126.

All of those are no-traffic times to 200 Commerce Street. Rush hour adds to every one of them.

Check two things on every address

A ZIP code sets neither the school district nor the tax rate. Three of these ZIPs are split among four or more districts, and eight cities collect taxes inside the seven.
