Where Ridglea Is

A 1929 plat, a 1950 movie palace, and the ranch houses that filled in around them.

Ridglea is a group of neighborhoods on both sides of Camp Bowie Boulevard in west Fort Worth, about six miles west of downtown, between I‑30 on the north and Vickery Boulevard and Ridglea Country Club on the south.

The original Ridglea Addition was platted by Anderson-Berney Realty and recorded in January 1929, with curving streets laid out by the Kansas City firm Hare & Hare and a golf course at the south end. Fort Worth annexed it in 1944. From the 1940s into the 1950s, developer A. C. Luther built Ridglea Village, the shopping district on Camp Bowie, along with the Ridglea West, Ridglea Hills and Ridglea North additions. The Ridglea Theater opened in the Village on December 1, 1950, and has been on the National Register of Historic Places since 2011.

South of Camp Bowie, the houses are mostly ranch and mid-century modern designs from the 1940s through the 1960s. North of Ridglea Village there are more Period Revival houses from the late 1920s and 1930s mixed in. Ridglea Country Club opened under that name in 1954, has been owned by its members since 1974, and runs two golf courses.

Two corrections to things people assume. The famous brick paving on Camp Bowie stops well east of here, at Prevost Street; the Ridglea stretch is asphalt. And Ridglea is not all of 76116. The ZIP also takes in Ridgmar, Western Hills, the Las Vegas Trail area and slices of Benbrook and White Settlement, which is why a ZIP-wide average says little about a Ridglea house.

Pricing by Pocket

Same era, very different price tags.

Most Ridglea listings were built within the same three decades, so the spread in asking prices comes from house size, lot size and condition, not age. A Ridglea West listing asks a median of $209,000 for about 1,050 square feet. A listing in the original Ridglea Addition asks a median of $699,900 for about 3,200.

Ridglea Hills 15 $295,000 to $595,000 $399,000 1,832 sq ft 1958
Ridglea South 1 $299,922 Too few 1,708 sq ft 1956
Ridglea Place (townhome and condo) 2 $289,700 and $319,500 Too few 1,603 and 1,691 sq ft 2004 and 2005
Ridglea West 11 $165,000 to $320,000 $209,000 1,050 sq ft 1950

For context, all 109 active listings with a Fort Worth address in 76116, condos included, ask a median of $319,500. Across all of Fort Worth the median is $350,000 over 3,692 listings. Ridglea sits above both, mostly because of the larger houses in the Ridglea Addition, Ridglea North and the Country Club Estates.

What Sells

What sells here, and what sits.

A Ridglea buyer is usually buying a seventy-year-old house on purpose. The listings that move make that easy: the systems are current, the foundation is documented, and the original character is still there.

Foundations come up first. Of the 37 active Ridglea listings that report a foundation type, 18 list pier-and-beam, alone or combined with slab. Pier-and-beam is not a defect, but buyers will ask when it was last leveled and whether the work carries a transferable warranty. Sellers who have that answer on paper negotiate from a better position than sellers who are hearing the question for the first time.

Size and lot set the top of the market. Ridglea Addition listings sit on a median of about 0.43 acre, Ridglea West listings on about 0.19. Renovating a 1,050 square foot house to Ridglea Addition finishes rarely brings Ridglea Addition prices, so spend where the buyer for that particular house will notice.

One more item for the disclosure folder: parts of Ridglea North and Ridglea Hills fall inside the City of Fort Worth’s overlay district for Naval Air Station Fort Worth Joint Reserve Base. Check whether yours does before a buyer’s agent asks.
