TEA released its 2026 ratings on August 14, 2026 and lists final ratings, after appeals, for December 2026. A mailing address is not a school zone. Several of these cities are split among two or more districts, so the district for a specific address is worth confirming before you fall for the house.
Area by area
Aledo
Nearly half of what is for sale (45%) was built in 2025 or later, and 44% sits on an acre or more, which explains the 3,214 square foot median. Aledo ISD earned the only A in this group for 2026. An Aledo address is not quite a guarantee of the district: 191 of 194 listings were in it.
Benbrook
Benbrook sits beside Benbrook Lake on Fort Worth’s southwest side, about 11.4 miles from downtown. Housing is mostly established (median year built 1991), and inventory is the smallest of the group at 89 homes. Every Benbrook listing for sale on October 22, 2026 was in Fort Worth ISD, though appraisal records place part of the city in Crowley ISD.
Burleson
Burleson sits mostly in Johnson County with a slice in Tarrant, and its school map is split: 69% of listings were in Burleson ISD and 23% in Joshua ISD. Its combined 2026 rate is the highest in this comparison, partly because Burleson ISD’s 1.2552 is the highest school rate here.
Keller
Keller had the highest median asking price of the group and the second lowest combined tax rate, largely because the city rate is 0.3004. Every active listing was in Keller ISD, and only 8% was built in 2025 or later, so most of the market is resale.
Weatherford
Weatherford had the second most homes for sale, 603, but a Weatherford mailing address covers a lot of rural Parker County: 63% of listings sit on an acre or more, and only 62% are in Weatherford ISD. It has the lowest combined 2026 tax rate here, after Weatherford ISD cut its rate to 0.9342, and the longest drive, about 38 minutes with no traffic.
Azle
Azle straddles Tarrant and Parker counties, with a few listings in Wise, near Eagle Mountain Lake. Of its listings, 46% sit on an acre or more, and 92% are in Azle ISD.
Hurst-Euless-Bedford
The three Mid-Cities had the oldest housing in the group (median year built 1982) and the fastest market, at a median of 29 days on market. Most listings were in H-E-B ISD, but some Hurst, Euless and Bedford addresses are zoned to Grapevine-Colleyville, Birdville or Keller ISD.
Arlington
Arlington had the most inventory of the eight, 896 homes, at the lowest median asking price, $350,000. An Arlington address does not mean Arlington ISD: 27% of listings were in Mansfield, H-E-B, Kennedale or Fort Worth ISD.
