Same Street, Different Price: Why Ridglea Homes Sell Far Apart

By Selling 817 Real Estate Group · Updated

Here is something the citywide market headlines skip: two houses on the same Ridglea street, built in the same decade and about the same size, can be priced a long way apart. The difference usually has little to do with timing and a lot to do with condition, presentation, and how the price was set.

How Wide the Gap Is

As of October 22, 2026, the middle half of active listings in the 76116 ZIP code asked between $154 and $242 per square foot, with a median of $190. On a house of the median size for sale there, about 1,747 square feet, the distance from one end of that range to the other is more than $150,000 in asking price.

Those are asking prices, not sale prices, so read them as a picture of how sellers are positioning their homes rather than what buyers paid. Even so, a spread that wide tells you a ZIP code average will not price a specific house.

The Price-Per-Square-Foot Trap

A common shortcut is to take the average price per square foot for the ZIP code and multiply by the size of the house. In 76116, that average blends a fully updated mid-century ranch with one that still has its original kitchen and bathrooms. Those houses share a ZIP code and very little else.

If your house has an updated kitchen, refinished floors, newer systems, and a cared-for yard, you are competing with the top of the range, and your comps should come from that group. If it needs work, pricing it against the updated homes only makes it look overpriced next to them.

Age is why condition dominates here. The median home for sale in 76116 on October 22 was built in 1962. After six decades of owners, two houses that started out identical rarely stay that way.

What Puts a House at the Strong End

  • Documented updates. Roof, heating and cooling, electrical panel, plumbing, foundation work. Receipts and warranties turn "probably fine" into "known," and buyers pay for known.
  • Original character, shown off. Hardwood floors, arched doorways, built-ins, and an unpainted brick fireplace photograph well. If a past owner covered them up, ask whether uncovering them is worth it before you list.
  • Photos that do the house justice. Older homes often have smaller windows and darker rooms. A photographer who knows how to light them earns the fee.
  • Comps chosen for condition, not just distance. The right comparison is the house that matches yours in updates and upkeep, not simply the closest one.
  • Listing copy that describes the house. The details that make it distinct, not just the bedroom count.

What Usually Puts a House at the Weak End

Overpricing comes first. A house priced like the updated one down the street, without the updates, tends to sit. Price cuts follow, buyers notice them, and the eventual sale often lands below what a realistic price on day one would have brought. Dark photos, deferred maintenance, and surprises in the inspection report finish the job.

None of this requires a renovation. Most of it comes down to the few weeks before the listing goes live.
